LOAN SIZE: $100,000 to $50,000,000 per transaction/same project. Larger loans considered on a case by case basis.
PROPERTY TYPES: All commercial property types considered, including vacant land and residential property for commercial purposes.
RATE: Income Properties 6-10 %
Land & Development Loans 11-14%
SECURITY: First Position Trust Deed or Mortgage
2nd Position consideded
LTV: Maximum of 75% loan to value on sites improved with marketable structures.
Lower LTV for land only, specialty building or management intensive projects.
COST: Our loan origination fees are based on the risk of the deal, but average 1-2 points Minimum fee of $6,000. Other closing costs include appraisal, title, doc prep, legal, credit, lender fees and necessary due diligence.

TIMING: Typical transactions require 30 days for review, processing, and funding.
CREATIVE TRANSACTIONS CONSIDERED: We will consider interest reserves, interest only payments, annual payments, multiple disbursements, partial deed release, participations, exit fees.
